FOR REAL ESTATE & LENDING PARTNERS

Keeping Florida Closings on Track

In today's Florida market, insurance is one of the most common reasons a closing gets delayed — or a buyer walks away. Carriers have tightened their rules on roof age, older plumbing and electrical, and coastal exposure, and premiums can vary by thousands of dollars from one house to the next. A buyer who finds that out the week before closing is a buyer under stress, and a deal at risk.

The fix is simple: refer early. The best time to send us a buyer is when they go under contract, or even while they're still deciding between homes. With an address in hand, we can tell you within the inspection period whether the home is insurable, what it will realistically cost, and whether anything — a roof, a 4-Point finding, a flood zone — needs attention before the deal moves forward.

WHAT HELPS US MOVE FASTEST

Don't let missing details stop you from referring — we can work with just a name and number. But if you have any of the following, send it along and we'll get to an accurate quote sooner:

  • The property address and expected closing date.
  • The seller's wind mitigation report or 4-Point inspection, if one exists — a recent wind mit can lower premiums substantially.
  • The buyer's home inspection, especially notes on the roof.
  • The lender's mortgagee clause and loan number, once available.
  • An elevation certificate for homes in a flood zone.

Reports can be emailed directly to Mark@RLYIG.com.

COMMON QUESTIONS FROM PARTNERS

Is there any cost to my client?
No. Quotes and coverage reviews are free, with no obligation. Your client only pays the premium for a policy they choose to buy.

What if my client already has insurance?
Send them anyway. A no-pressure second opinion often uncovers missing flood coverage, low liability limits or unclaimed discounts. If their current policy is the right fit, we'll tell them so.

Will you keep me updated?
Yes. Include your email or phone on the form and we'll let you know when we've reached your client and when coverage is in place. We share the status you need for the transaction — never your client's private details beyond what's appropriate.

Can you help clients outside Florida?
Yes. RLY Insurance Group is licensed in Florida, New York, North Carolina and Texas — helpful for snowbirds, second homes and clients relocating to or from Florida.

What if the home is hard to insure?
That's exactly when to call. With access to 50+ markets, including carriers that write older roofs, coastal properties and homes others decline, we can often find coverage that a single-carrier agent can't. And when the only option is Citizens, we'll say so honestly — after we've actually checked the private market.

A PARTNERSHIP, NOT A TRANSACTION

Mark Youngelson, CPIA, founded RLY Insurance Group on a simple idea: insurance should take one call, not five. That's the experience your clients will have — 30+ years of expertise, a background at Merrill Lynch and JPMorgan Chase, and an agent who personally picks up the phone. We'd be honored to earn your trust, one referral at a time.
